National Auditing of Aged Care Portfolio (More than 30 sites across several States)
For three years our staff have been working with The Whiddon Group to satisfy their statutory obligations in various states. The project has assisted the Owners in achieving a more rigorous maintenance regime from their contractors, which in turn ensures the safety of the occupants of the Residential Aged Care Facilities they manage. Annual witness testing with the maintenance contractors has identified some shortcomings and defects that have then been addressed to ensure the maintenance obligations are being met.
Baseline Data Reports were part of the commission and provided more detailed information for maintenance contractors. The audits also identified errors and omissions in the fire safety schedules. Submissions to the various Council’s saw the schedules being amended to reflect more accurately the status of the services found in the buildings.
Legacy issues, identified during the audits, resulted in voluntary fi re safety upgrades being necessary to achieve compliant essential services. The most complex requiring a Hydrant System upgrade, through a Fire Engineered Performance Based Approach, in a multi- storey building
- The lack of any baseline data resulted in the maintenance contractors not completing all the necessary procedures and providing all the required maintenance records
- Errors and omissions in the schedules / statements
- Many of the sites were rural or remote resulting in improper maintenance regimes being followed
Outcome:
The project has resulted in a much more rigorous essential services maintenance program for Whiddon which has given them more confidence in the satisfaction of their statutory obligations.
